This is Kimble County, so we recently uploaded a random photo of an area in Kimble County on our social media platforms, and the comments we received were quite positive. You know, that really got us thinking. Kimble County and so many other towns and counties throughout the Texas Hill Country deserve more recognition. So today, we're diving into everything that makes Kimble County so special. Let's go ahead and kick things off with a quick real estate update. If you're thinking about a move or an investment in Kimble County may have some pretty good opportunities for you. So about eight months ago, for properties that were 50 acres or less, the average price per acre set right around 22,000. This course is largely influenced by premium waterfront properties and smaller ten acre lots that are in high demand. If you're looking at slightly larger properties, those under 100 acres, the average drops to about $8,500 an acre. And for the truly expansive properties over 100 acres, the price per acre average right around $7,000 per acre at that time. Now, here's where things really get interesting. The lowest price per acre that was recorded in our local MLS system was $2,600 an acre for a ranch, right around 2400 acres. You know, that was quite the deal for such a large property, really showcasing the range of opportunities that are in this county. And one key takeaway 70% of properties on the market are less than 100 acres, meaning there's a lot of smaller tracts available, perfect for families or even just hobby ranchers. The east side of the county tends to have a higher price per acre, thanks to better infrastructure and proximity to minis, while the West offers more affordable options. And for something uniquely Texan, you have to check out the Deer Horn Tree. It's a true Texas original. It's sure to leave a lasting impression. And then you have the Light Up Junction Christmas Parade, which of course lights up the streets with holiday spirit drawing families and friends to celebrate together. And for a truly special evening under the stars, families will gather to watch Home Alone during a free Christmas movie in the park. It's a great way to cap off the holiday season, surrounding yourself with friends, family, and local community. And these events are really more than just celebrations. Now the community events are amazing, but let's be real. The day to day life matters too. This local favorite has built a reputation as one of the best barbecue spots in the region, serving up mouthwatering flavors to keep people coming back and for a nostalgic treat, the Milky Way Malt Shop is a perfect place to enjoy burgers, fries, and old school milkshakes. It's a family friendly spot that is sure to hit the spot. And if for groceries, junction has a closed market, which is a reliable spot for your everyday essentials. It's convenient, well stocked, and an easy way to support local business while taking care of your household needs. And when it comes to health and wellness, the Junction Pharmacy has everything you need for prescriptions, over-the-counter medications, and an excellent customer service that truly sets it apart. Like I mentioned, basketball and track, Friday Night Football games are more than just an event. The energy in the stands is absolutely electric as a fan show unwavering support for the Eagles, making it the highlight of the week for many residents. And I can tell you this is the way it's always been in junction. My dad's actually born and raised in junction along with his siblings, and he played football there and he said, it's been like this pretty much as long as he can remember. And I'm also going to give a huge shout out to the Junction football team. So today is December 2nd, the date of this recording, and they are going on to the fourth round of the playoffs. So again, I want to give those boys a huge congratulations. And then of course for all you outdoor enthusiasts, the county is an absolute k. The people literally come from all over the state to camp here. Activities like hunting, fishing and kayaking are a regular part of life here. Taking advantage of the area's natural beauty. The South and Northland rivers are perfect for a relaxing paddle or casting a line, while the surrounding countryside offers prime hunting grounds for deer, turkey and, of course, exotic games. So, beyond the action on the field and the rivers, there are some unique quirks and history to this county that really make it unique.
