So in today's video, we are going to cover the top eight questions that I get asked from folks just like you who are looking to move to Fredericksburg. Brian rented Rented Realty Group, your favorite realtor right here in the Texas Hill Country. Like I mentioned today, we are covering the common questions I get all the time for folks who are moving to the Texas Hill Country, but specifically here to Fredericksburg. First up, let's talk about money, specifically the cost of living here in Fredericksburg. Now, our town does offer a pretty unique lifestyle, but that does come with a bit of a price tag when you compare it to the rest of the state of Texas. Now, housing can vary, but generally you'll find that buying a home could set you back a bit more than the other small towns here in Texas. This is partly because of our town's popularity with tourists and retirees. And just to give you an idea of what housing costs are here in Fredericksburg, the median sales price for the first quarter of this year was right around 482,000, which is actually 45% higher than the average for the state of Texas. But if you're coming from, let's say, Napa, California, like some recent clients of mine who actually found me on this channel, the median sales price is actually 94% lower than it is there. But it's not just housing. Everything from groceries to utility bills does play a part in the overall cost. However, you do get the benefit of no state income tax here in Texas, which can help balance things out just a bit. Okay, so now moving on to job prospects. So here in Fredericksburg we have a very strong tourism sector thanks to our rich history vineyard and cultural festivals. So if you're in hospitality, retail or anything related to tourist services you're in luck. There's also a growing number of opportunities in health care and education. And then for those of you who are entrepreneurs, Fredericksburg supportive community and thriving tourism can provide a fertile ground for launching small businesses, especially those that cater to visitors or local specialties. Okay, so now let's talk about the weather. So here in Frankfort, we experienced a mix of weather conditions that really keep us locals on our toes during those crazy summer times. Temperatures do often soar into the high 90s, even into the hundreds, though it does cool down nicely at night thanks to our towns, hill country, elevation. But of course that is relative. Well, it is going to take you a little while to get used to our summer nights, because typically the temperatures are right around the upper 60s to the lower 70s range, and then winters are generally mild, with daytime temperatures typically in the 50s or 60s, and occasional ice storms or small snow flurries. And then, along with the heat during the summers, Fredricksburg faces hail events several times a year, with reports of hail up to one inch in diameter. For 2024 alone. And then rainfall does vary year to year, but it can lead to lush landscapes and sometimes flooding during the heavy thunderstorms. And then, while tornadoes are rarer than other parts of Texas, the possibility does exist, especially during the severe storms. Adding a layer of excitement and caution to weather patterns in our scenic area. Okay, so now let's talk about those of you who are moving with kids. Obviously, schools are going to be a big deal. So Fist operates with a focus on student achievement, maintaining high graduation rates, and a solid academic performance across its campuses. Our district here shows a strong commitment to educational growth and community engagement, as reflected in the recent academic ratings and success rates. And then on the private side, for expert hosts several notable institutions. Heritage school is a private Christian school known for its rigorous classical curriculum and a strong emphasis on character development, preparing students effectively for college and beyond. It offers a really close knit community, with a student body sitting right around 200 students, allowing for personalized attention and a strong sense of community. Ambleside or Frank's Burg is also another private school option. This school is known for its emphasis on developing personal character and academic excellence in a Christian context. It has a smaller setting with an enrollment of about 135 students, providing a very personalized educational environment. And then finally, we have Saint Mary's Catholic School, which provides education for preschool through eighth grade with a mission to blend academic learning with spiritual education, fostering a lifelong love for God and service to others. This school supports a diverse student body with fantastic scholarship programs and maintains high standards in academics, as evidenced by standardized testing scores where students frequently perform above national averages. So overall, Fredericksburg provides diverse educational opportunities that emphasize academic excellence, character development, and community involvement, making it a very strong contender for families who are prioritizing education. And then we have health care, which is another crucial aspect to consider here in where we have several health care facilities, including a well equipped hospital and urgent care, specialty clinics and family practices. So whether you need regular checkups or specialist care. Our local facilities are noted for high quality service. Plus, being a small town, you often hear about the personal touch and community care aspect that makes medical care here feel a little bit more personalized. Another very common question I get almost on a weekly basis is should I buy a resale home? Or should I go ahead and build a custom home? Well, when deciding between buying a resale home or building a custom home, you really have to weigh out the pros and cons and consider the benefits of each resale homes offer the charm of historic architecture, mature neighborhoods, and quicker moving times, often at a lower cost. With potential upgrades already in place. On the other hand, building a custom home allows for a tailored design and meets your specific needs and preferences, and it's also situated ideally within the scenic landscapes of the hill country. So while custom homes may require more of an initial investment and definitely more patience during the construction phase, they do better fit for more personal touches, but also efficiency that maybe these older resale homes just don't have. And finally, let's go ahead and talk about the questions about our community. Fredericksburg is known for its friendly, tight knit community vibe. It's very easy for newcomers to integrate, thanks to the array of community groups and social clubs that cater to a variety of interests, be it history, hiking, or even wine. And then, of course, our town's German heritage brings a lot of these cultural festivals and events, which is a fantastic way for you to get out and meet the community and really feel like you're part of something bigger than just yourself.
