Finding Your Perfect 55+ Community in Kerrville, Texas

So here in Kerrville, Texas, 55 plus communities aren't just a place to live. They're like getaways to a vibrant, active lifestyle tailored for the 55 plus crowd. These communities are sanctuaries for convenience, where it truly seems like every detail is tailored to your comfort and leisure. In today's video, we are talking about the 55 plus community options here in Kerrville, Texas. Okay, so let's go ahead and kick today's video off with Vicksburg Village. So in the welcoming embrace of Vicksburg, village residents choose from thoughtfully designed homes and townhomes nestled around a vibrant community center that boasts a heated indoor pool, hot tub and, of course, spaces for social gatherings, including a library and full kitchen. Now, this neighborhood and others like it are about enrichment and ease, so there is an HOA that helps covering your lawn maintenance and a host of activities like painting, board games and water exercising, making each day full of adventures. And this little neighborhood really thrives on connectivity. They have men's coffee meetups in the mornings. They have quilting groups, which of course, all set against a backdrop of homes valued at a median sales price of 337,500, offering an average of around 1600 to 1700 square feet for a comfortable, community centric lifestyle. Now, believe it or not, right now we actually don't have anything for sale in Vicksburg Village. So let's go ahead and take a look at a recently sold house here at 438 Vicksburg Avenue. So this house was listed and sold for 413,000. And it's a three bedroom, two bathroom home with 2362ft², which is quite a bit larger than what you typically find within the neighborhood, as we discussed earlier. But as you can tell, this home is fairly outdated with older plumbing fixtures, countertops are dated, all the light fixtures also appear to be dated, and also it has what appears to be the original tile floors in the kitchen area and also popcorn ceilings. Now, occasionally you can find houses that have been updated in Vicksburg Village. And I would say for the most part, most of the houses here in Vicksburg Village are pretty much dated for the most part, at least what we've seen within this last year. You can occasionally find something that's been updated a little bit, but I would go into this knowing that you're probably going to have to do some updates if that's what you desire. If you have a little bit of cash lying around, maybe you plan on updating the floors and paint light fixtures, plumbing fixtures to make it a little bit more modern and updated. Okay, so this now brings us to one of my favorite 55 plus communities in all of the Texas Hill Country, but especially here in Kerrville. And that is the meridian. So this premier gated active adult community is a testament to really modern living. And where the homes have spacious living areas, comfortable bedrooms and advanced amenities. So the meridian's community spirit really thrives on these shared spaces, where they're designed to foster these connections and build relationships, and gives a lot of these folks a sense of belonging. So this beautiful subdivision is situated in the scenic Texas hill country and offers not just homes, but a lifestyle complete with breathtaking views, a walking trail for leisurely strolls, and a resident clubhouse for social and recreational activities. Also, every single homeowner joins the home Owners Association, which of course has the benefits of a secure gated community that really prides itself on the stone and stucco that blend seamlessly with the landscape. And it's really obvious, but the HOA is mandatory just to make sure that the community standards are being upheld. With an architectural control committee dedicated to preserving the area's beauty, including landscaping around the homes. And then the Meridian has quite a few amenities, which include a large clubhouse, the walking trails that we mentioned earlier, but also a swimming pool. Okay, so let's go ahead and look at this home at 1804 Chateau Lane. It's a beautiful hill country style rock home that has three bedrooms, two bathrooms and 1840 six square feet. And as you can tell from the front facing photo, the landscaped has been done beautifully. And in working our way inside, we have an open floor plan with a large kitchen island. It's got a walk in pantry gas range. It's got the high, high ceilings and lots of natural light, and the master suite seems to be a great size. And the bathroom features a walk in shower, separate soaking tub in the corner, a toilet closet, and then a large vanity space with great looking cabinets. And then, of course, this home has a split floor plan with two guest bedrooms and bath off the entryway and off the kitchen. The home has a large laundry slash mudroom area that also connects to the master closet. So as you can tell, you can get a very, very nice home here in the Meridian. And right now there are eight homes for sale in the entire subdivision. Four of them are actually brand new homes that are being built, still to this day, that are set to be complete either at the end of this year or early next year, 2024. Okay. So now let's move on to a small little condo community called the Coronado Condos. So this is a very small 55 plus condo community. There's actually only two condos that sold within the year, with an average sales price of 225. And looking back at the history, most of them are selling from 225 and under. And you can typically find around the two bed, one bath, you know, and usually around 1500 square feet or less. But just to see what you're getting yourself into, let's go ahead and take a look at the one and only condo for sale in the Coronado condos. And that is this one at 1905 West Lane. So this is a freshly redone condo listed for 250,000, rocking two bedrooms and two baths. So it's nestled as a quiet end unit with shady balconies for the tree house type of feel. It's got the light open space and vaulted ceilings and of course, the modern kitchen with quartz top, stainless steel and new cabinets. So now coming into the bathrooms, both of them have those snazzy updates. Plus the HOA does handle all the exterior fuss. And then what I like about the location of these condos is super convenient to get to Walmart Hub. There's plenty of restaurants right along Junction Highway, so if convenience is what you're looking for with very low upkeep, these condos may be perfect for you. Okay, so now this brings us to a gated 55 plus community called Highlander. And in this neighborhood, you're going to find houses anywhere between 300 to 350,000. In. Pretty much all of these houses were built in the 1990s. And I would say for the most part, a lot of them are not really up to date like you would find in the Meridian. A lot of those houses are actually brand new, as we talked about earlier, but these houses built in 90s are going to be pretty dated for the most part. Sure, there are a couple here and there that have sold within the last year to two years that had been updated. But like I said, it's kind of like Vicksburg Village, where a lot of those houses are going to be dated. So you're going to have to plan on going into these houses and doing a little updating yourself. And one of the things I like about this homeowner's association and again, most of these HOA fees are going to be mandatory. But this one a particular course, they take care of everything exterior, but they also take care of the water and gas for you. And then on top of that, this HOA does cover the maintenance and pest control, but also the trash and recycling. And then lastly, the neighborhood does come with a wooded walking trail, which is great, kind of like what the Meridian had, but also it has a community clubhouse. Going back to those relationship building times, coming together, connecting as a community over these coffee dates, bingo, board games, whatever it may be. And unfortunately, we don't have any listings on the market in Highlander right now. So I'll do the next best thing and show you a listing that sold last year at 1006 Edinburg. So this was a very nice two bedroom, two bath condo with 1190 three square feet. And in this neighborhood you're going to find a mix of condos but also regular residential homes. And then looking at the photos here, it pretty much has all the bells and whistles you may want, has the high ceilings, has a fresh coat of paint and updated floors, and it looks like this place was topped with crown molding in most parts of the condo. And, let's look at that owner's suite. Talk about a view of the river valley, not to mention the custom shelving, a big bathroom, and a walk in closet. So, as you can tell, you can get a pretty nice little condo here in the Highlander gated community. But if you're the type of person who likes more of the traditional style home, you can get a nice three bed, two bath home like we talked about earlier right around that mid 300 range.
