  • Decide by priorities: budget, timeline, neighborhood feel, energy costs, and how much customization you want.

New Construction: Pros & Tradeoffs

Quick answer: New builds deliver modern efficiency, minimal upkeep, and warranty coverage—but they often carry a higher sticker price and a longer wait before move-in.

Energy efficiency. Today’s windows, roofs, HVACs, and insulation can lower utility bills and keep temps steady year-round. That’s money back in your pocket—especially during Hill Country summers.

Minimal maintenance. With everything brand-new, your punch list stays short. Instead of weekend repairs, you can enjoy your home or explore Fredericksburg, Kerrville, and nearby trails.

Builder warranties. Many builders back structural and mechanical systems for multiple years, giving you predictable costs and peace of mind if something goes wrong.

Customization. Buy early in the process and you can choose finishes, layouts, and design details to match how your family lives.

Tradeoffs. New construction typically requires a longer timeline (often months) and can come with lot premiums, upgrade costs, and limited room for price negotiation.

Subtopic A

Spec vs. to-be-built. Spec homes (already under construction) can shorten timelines. To-be-built homes maximize customization but take longer and may carry more change-order costs.

Pro tip: Ask the builder for utility cost estimates from similar completed homes and a written warranty booklet before you sign.

Pre-Existing Homes: Pros & Tradeoffs

Bottom line: Existing homes move faster, often cost less up-front, and come in established neighborhoods—though they may need more maintenance and energy upgrades.

  • Negotiating power: Individual sellers are usually more flexible on price and concessions than builders.
  • Established neighborhoods: Mature trees, defined streets, and a built-in community vibe are common in older subdivisions.
  • Faster move-in: You can close in weeks, not months—ideal if your timeline is tight.

Character & charm. Think hardwood floors, crown molding, built-ins, and architectural details that newer tract builds may not include.

Tradeoffs. Expect potential maintenance, higher utility bills until upgrades are made, and possible renovation costs to fit your style.

How to Choose for Your Family (Step-By-Step)

In practice: Rank your priorities, compare total cost of ownership, and match your timeline to the right path—then tour both options to confirm the fit.

1) List priorities. Energy efficiency, budget, neighborhood feel, timeline, or customization? Put them in order.

2) Compare total costs. Add up utilities, maintenance, likely renovations, warranties, and the higher up-front price typical with new construction. Note any HOA/STR rules that matter to your plans.

3) Consider timing. Need to move soon? Focus on existing homes. Able to wait? New builds can deliver exactly what you want.

4) Tour both. Walk model homes and established neighborhoods. Pay attention to street noise, commute times, and how the floor plan actually lives day-to-day.

5) Get local guidance. A Hill Country agent can flag hidden costs, builder reputations, and neighborhood nuances you won’t see online.

FAQs

Is new construction always more expensive?

Not always, but it often carries higher base prices, lot premiums, and upgrade costs. Compare total cost of ownership (including utilities and maintenance) to see the real difference.

How long does new construction usually take?

Build timelines vary by builder, weather, and materials. Many buyers see 6–12 months from contract to close; spec homes can shorten that.

Can I negotiate with a builder?

Yes—often on closing costs, upgrades, or rate buydowns—though base prices tend to be less flexible than resale homes.

What should I inspect on a pre-existing home?

Roof age, HVAC, foundation, plumbing, electrical, windows, and signs of moisture. Budget for near-term maintenance or upgrades if systems are older.

Which option fits Hill Country living best?

If you want mature trees and established streets, resale may win. If you want energy efficiency, warranties, and custom choices, new builds are strong—tour both to compare.

Have you been told that Kerrville, Texas is only a retirement town and is no place for younger folks? Well, in today's video, I'm going to give you the exact reason why that is fake news in my opinion. Let's get this video started right now. I don't. Welcome back to the channel guys. My name is Ryan with the Renton Realty Group, brokered by Real Broker, LLC. This channel is all about giving you the tips, recommendations and advice for living here in the Texas Hill Country. Today's video is about the reasons why Kerrville, Texas is not just a retirement town. Okay, so Kerrville, Texas is my hometown and is where I was born and raised. I did graduate high school over Fredricksburg, but Kerrville itself is about 23,000 people. And yes, a large majority of those people are retirees. But what we're starting to see is a large amount of younger folks who are relocating to Kerrville in the Hill Country. Maybe they work from home now with this crazy times that we've experienced the last two years, a lot of people and companies are starting to realize that their employees can now work from home. So we are seeing people move in from Houston, Dallas, Austin and San Antonio to escape that crazy lifestyle. What I want to cover in today's video are the different activities we have around Kerrville and the reasons why. I think, in my opinion, it's not just a retirement town and why it will appeal to younger crowds thinking about moving over to Kerrville. So one of the first things I want to talk about are all the great places here in Kerrville that we have to grab a craft beer, or maybe even a glass of wine. But to start off, let's go over to the places that you can grab a craft beer. Okay, so one of my absolute favorite places to grab a beer here in Kerrville is basement brewers. So this is a little microbrewery. It is pretty small. They have about 19 beers on tap. There is some guest beer, so they have beers from other breweries throughout the state of Texas, but they also brew their own beer in-house, which they have a little basement area, hence basement brewers. They got this little basement area downstairs where they do all the brewing, really, really cool environment. They'll even give you a little tour if you want to go look at it. But they got a outdoor yard area, which they have for shoes, cornhole, washers, different various games like that. So if you're just looking for a really fun, relaxed environment to have a beer, they even have wine as well. So if you don't like beer, they do have some wine on tap. And I believe some seltzers, but if you're looking for a really fun, really relaxed environment to just hang out, they have a couple TVs. You usually have a football game on, baseball game on. Depending on the time of year, but definitely check out basement brewers. They don't have food though, so if you want a place that has food, that's not the place you can bring in food or order food. They do a lot of that. But other than that, it's really, really fun. The staff is great, owners great. And it's all around really fun place to go. Okay, the next hot spot to go to is Pint Cloud Brewery. So this place is absolutely amazing. They have about six beers on tap. They have a food menu which they have really good pizzas. Reubens, other sandwiches, salads, other very small plates. But the cool thing about Peyton File, they actually have an attached coffee shop as well. So if you're with somebody that maybe doesn't like beer or just wants to kind of live in it up a little bit, get some energy in them, they have some great coffee in the pineapple coffee shop as well. So, you know, they don't have an outdoor area like basement brewers. They do have an outdoor seating area, but they don't really have an outdoor gaming area like casement. Booth has. Nonetheless, it is a really, really fun, great environment, great food, great beer. And I highly suggest it any day of the week. Okay, so another fantastic spot to grab a beer is the trailhead Beer Garden, which is actually located, believe it or not, and the Shriner University campus. You can get to it from Shriner University itself. There is some parking off to the side, but you can actually get to it off the River trail as well. So if you're on a run, a jog, walk, or bike ride, you can actually get to the beer garden that way as well. So it's a really cool environment. They have about four beers on tap. They have some wine, seltzers and ciders as well, but one of the main attractions with this fight is the stage they usually have weekly. I think it's at least weekly live music, every single weekend. Some nights throughout the week as well. But they have some great outdoor seating, some fire pits. So if you want to live fire, watch some music and drink some good beer, just relax. The trailhead Beer Garden is definitely a good spot to to go check out. So you may ask, what if I don't like beer? Or can I just grab a good glass of wine? So believe it or not, Kerrville does have its own wineries. It's not just over Fredericksburg, which everybody knows. Fredericksburg has all the wineries. I mean, there's like 50 wineries alone on 290. But Kerrville does have their own wineries. So let's get started with great places to grab wine here in Kerrville. So one of the first places I suggest grabbing a glass of wine is the Kerrville Hills Winery. They are the very first wine the winery established here in Kerrville. And believe it or not, they sit at the very highest point of Kerrville as well. So it overlooks the entire city and much of Kern County. So what they have, they have red roses in white, and they actually have a club membership as well, which I think has some discounts, that come along with being a member. So if you want to have your wine shipped to you or even just come pick it up, enjoy a glass of wine, a bottle of wine, whatever. Nobody's judging. They have a great club membership as well. So the second place I suggest to grab a glass of wine is Turtle Creek olives and vines. So this is a fancier place. If you're looking to get dressed up, take your sniffing and other out to a really fun date night. You definitely got hit up this place. They have great wine from all over the world, all over Texas, and bottles range from two from $30 up to $350. So they have a wide variety of different reds, whites, roses. They also have small plates, charcuterie boards, different lamb plates, things of that nature. But it is a fancier place. So, you know, legitimately, if you want to dress up and have a, a really fancy date night, you definitely have to go to Turtle Creek olives and binds. They'll treat you right. And, and it's just a really fun date night type environment. The third place I usually send people to to have a glass of wine is wine about it. So one of the cool things about this place is you can actually bring in your own food or order food. There are several different, you know, pizza places here in town that you can order pizza from. But one of the other unique things about wine about it, it is 100% Texas wines, which is pretty unique for our area. Most places will have wines from different regions of the United States or even the world, but it is 100% Texas wines, which is super cool and it's not really a very loud or busy environment either. So if you just really want to relax and you're kind of worried about crowds and noise and all that, it's super relaxing. It's not very loud, it's hardly ever busy. And they usually don't have like football games on or baseball or anything. It's usually just music playing overhead. So, honestly, if it's if it's a relaxing spot you want in this quiet, this is a really cool spot to to go to. Okay, so the second main reason I think Kerrville is not just a retirement town are all the different options we have for sports leagues and sports options for adults here in town. So we have things like softball, flag football, soccer, basketball, pickleball, kickball. I mean, honestly, you name it, we probably have a league for it here in town. I mean, there's leagues up from senior all the way down the kids, of course. And then one of the main attractions here to Kerrville are the three separate golf courses that we have. So the first golf course is Scotts Shriner Municipal Golf Course. This is our main golf course here in town for the it's kind of open for the public. You don't need like a membership or anything to play. It is an 18 hole golf course. It is pretty. They keep it up. It is well manicured and usually the rates are actually pretty decent. And there is a membership that you can join if you want discounts on, on daily rates and have, you know, friends and family to play with you. I believe that there is some kind of discount, when it comes to that, but that is the number one golf course in town when it comes to being open to the public. And then you have the River Hill Country Club, which is a 18 hole golf course, but you do have to have a membership or be invited to come play at this golf course. And if you don't, you can still play, but usually they'll tax the heck out of you. But one of the cool things about this place is it is a fancier golf course. If you compare it to the Scott Shriner Municipal Golf Course, it is a little bit higher end, a little bit more. Well, taking care of, but you usually have to pay for that. Right. So that is a great second option. And then your third option is Comanche Trace, which this is a a private golf course. You do have to have a membership and get in or you can play if you are invited, but the rates here are a lot higher. The membership is a lot more expensive than over at Weber Hills. And, you know, this is a 27 hole championship golf course. Very, very nice. I've golfed it a couple times and, it is very well maintained. So the third thing I think that makes Kerrville a great town and not just for retirees, is the Lewis Hayes Park and the River trail. So the park itself is one of the main attractions, because we have all kinds of festivals that go on throughout the year. And one of the main events that we have is Robert Keane, the fourth on the river. Festival and concert. So one of the cool things about that is he puts on one heck of a show. If you don't know Robert Keane, first of all, he is an absolute Texas legend when it comes to music industry here in Texas. He puts on one heck of a show. They have food trucks, beer garden, all kinds of stuff down there at the river. But then right after concerts opened over, they have a huge firework show. And then we have the Kerrville Triathlon Festival, which this is a huge triathlon. They have the same thing. They kind of have like a bunch of beer gardens, beer tents, food trucks, all kinds of stuff. But this is a huge event. I myself probably will not partake in the triathlon itself. But it's a really cool environment. We see all kinds of families down there and join and watching the people contests and in actual triathlon itself. But it's a huge event. It keeps growing each and every year. And then we have all other kinds of festivals that take place down there at the park. We have movie nights down at the river. There's all kinds of festival festivals during the fall, during the winter, during the summer, a lot of stuff takes place down there at the river and the park each and every year. And then you have the River trail, which is a six mile long concrete trail. So if you're looking for a safer spot to go on a run or walk a jog bike ride, this is a great river trail. Like I said, it's six miles long. So if you want to go on a 12 mile run, you can let it go. Start at the very beginning six miles, run six miles back and have a good 12 mile run in. This does run basically alongside the river, so it's a great view. And like I mentioned earlier in the video, it actually splits off about half way. You can take take the route to the shrine or university, which will run right into that trailhead beer garden. So if you want to have a quick beer, finish up your run your bike ride, whatever you definitely have that option. Okay, so the fourth reason I think Kerrville is not just a retirement town is the newly renovated Arcadia Theater. This place is absolutely awesome. So it was originally built in 1926, which was shut down for almost 30 years. It was recently purchased in 2019 and was renovated from top to bottom. And so they have things such as live music. There's pretty famous Texas bands have actually played there. They have movie nights, game nights like trivia. And it is a 500 and C nonprofit organization. So their main goal is to promote entertainment and just a vibrant environment. That is a wrap for the reasons why I think Kerrville is not just a retirement town and the different activities that help entertain younger people who are thinking about moving to our area.
